Rental Policies

Persons occupying a vacation condominium must families or groups over the age of 25 years old.

CLEANING AND LINEN PROCEDURES -

Weekly rentals include linens on arrival and cleanup on departure. 3 night linen rental is: 2 bedroom $55, 3 bedroom $65, 4 bedroom $75. Departure cleaning is included in 3 night minimum. This is a one-time supply. You will be responsible for maintaining the linen during your visit. Cleaning is provided on departure only. Mid-week maid service is available for an additional charge.

DEPOSIT POLICY -

A deposit (1/2 of rental) and a $35 reservation fee will be charged to your credit card when your reservation is confirmed. Deposits secure your condo for the day of arrival only. In the event you are delayed, please notify our office or your reservation will be cancelled.

IN THE EVENT OF CANCELLATION,

refund of your pre-paid rent will be made less a $50 cancellation fee, provided notice of cancellation is received 30 days or more in advance of your confirmed arrival date. If the cancellation occurs within 30 days of your arrival date, your deposit will be forfeited.

BALANCE DUE -

The balance due shown on your confirmation is to be paid 21 days before your arrival date. It may be paid by credit card, personal check, cashiers check.

LATE ARRIVALS -

We will mail late check in instructions with rental contract. Call if you have any questions. Keys will not be left for late check-in if a balance is due.

SECURITY DEPOSIT -

A $100.00 Security Deposit is due on check-in. Refund will be mailed or credited to card approximately 30 days after departure.

PLEASE REVIEW YOUR CONFIRMATION AND BRING IT WITH YOU AT CHECK-IN -

It is also your receipt for the rent pre-payment we received. Please review it completely noting the day of arrival and departure as well as the check-in and check-out times. Should you arrive early, we may not be able to accommodate you until check-in time. Keys to unit will not be issued until unit is ready.

 

ARCADIAN MANAGEMENT, LTD. POLICIES

1)

Condition of Unit: Since each condominium is privately owned the condition and furnishings of each may vary. While we make every effort to be certain that the unit you have rented is clean and in good condition upon arrival, we cannot guarantee your satisfaction. We will make every effort to complete reasonable repairs and corrections as soon as possible. No refunds or reimbursements will be authorized to unsatisfied guests nor will refunds be authorized in the event of air conditioning or appliance failure.

Damages: Damages sustained during the rental period are the responsibility of the guest. Repair or replacement costs will be charged to the guest. Furthermore, occupancy may be terminated at the discretion of the managing agent.

Keys/Lock-Outs: Two keys will be issued upon arrival and must be returned to our office at departure. Persons leaving when the office is closed may drop them in the key drop box on the office door. Guest agrees to pay $25.00 for each key that is not returned. In the event that a lockout occurs, guest may borrow a key from our office. Should it be necessary for one of our staff to come to your unit, a $25 fee is charged.

House Parties: House parties are not permitted. Should one develop during your rental period, occupancy will be immediately terminated with no refund.

Pets: No pets of any kind are permitted in rental units. Sorry, no exceptions.

6)

Telephones: You may make long distance calls by utilizing a Telephone Company Credit Card. Local calls are free.

7)

Linen: Place all dirty linens in the bathroom floor.

8)

Comparable Units: If, for any reason, we are unable to provide you with the unit confirmed, we reserve the right to provide you with a comparable one.

9)

Damage/Injury: Arcadian Management, LTD., as agent for the Owner of the condo, shall not be liable for damage or injury to guest or any other person or to any property occurring on the premises or any part thereof, and guest agrees to hold Agent and Owner harmless for any claims of damage, no matter how caused. Agent will not be responsible for acts of theft or vandalism or other damage to guests' personal property.

Noise: Loud noises are disturbing at all times and should be kept to a minimum but especially between hours of 11 PM and 8 AM.

Furniture: These are privately owned condos. Please do not remove or relocate any furniture or furnishings.

12)

Access to Unit by Maintenance Personnel: Arcadian Management, LTD., reserves the right to access condominiums on their management program by authorized personnel in order to perform maintenance, and housekeeping.

13)

Parking: Motorcycles, campers, trailers, RV, boats, jet skis are not allowed at any of our rental properties.

14)

A detailed Rental Contract will be mailed within 2 business days of when reservation is booked.

Although every precaution has been taken, errors in prices and/or description may occur and we reserve the right to correct such errors.
